Make an Impact by:
- Supervise and oversee the Managing Agent in the provision of property management services to SingTel premises and tenanted space.
- Check and verify scheduled servicing works done and monitor the follow-up actions by the Managing Agent, where required, to ensure that all building M & E systems are properly maintained in a serviceable and operational condition at all times so as to maintain the committed service levels.
- Verify Repair and Improvement Works (including cost estimates) proposed by the Managing Agent and seek the necessary approval in accordance with the prevailing financial guidelines to carry out the Minor Works.
- Ensure that complaints from users and tenants are promptly attended to by the MA.
- Conduct site inspections to ensure that works are properly carried out.
- Ensure that all architectural, structural and M & E services as-built plans including Operation and Maintenance Manuals are updated and maintained promptly and properly.
- Ensure that all statutory licenses such as Lift Certificates, Fire Certificates, EMA license etc. are obtained and renewed on time.
- Escalate any breakdowns in services, such as power outages, air-con breakdowns, etc. and any crisis that threaten normal operations such as fire, security breaches, etc. to Senior Manager / Manager (Facilities) and ensure that the Managing Agent attends to the breakdown / crisis promptly and accordingly.
- Assist the Senior Manager / Manager (Facilities) with the Wavier of Competition approval for the engagement of specialist contractors / suppliers including the preparation of WOC approval paper
- Assist Senior Manager / Manager (Facilities) in preparing annual operation and capital budgets.
- Conduct regular audits to ensure that the Managing Agent keeps proper financial records of all transactions.
- Assist the Senior Manager / Manager (Facilities) with the review of fire-safety programmes, fire evacuation plan etc.. prepared by the Managing Agent’s Fire Safety Manager (FSM) to ensure compliance with the Fire Codes.
- Oversee the implementation of fire-safety programmes, fire evacuation plan, etc. by the Managing Agent.
- Oversee the conduct of fire drills by the FSM and check on the Fire drill ERP and Report
Skills for Success:
- Diploma in Mechanical or Electrical Engineering.
- At least 1-2 years in building and facilities management cum maintenance.
- Experience in WSH planning and implementation. Those with Fire & Safety Management certification would be advantageous.
- Good written and communication skills.
- Able to use MS Office (e.g. Words, Excel, PowerPoint)
- Hands-on with ability to multi-task in a fast moving and rapidly changing environment.
- Able to collaborate in a team to maximise teamwork and be empowered to work independently
